MAINTENANCE PROGRAM
WHAT IS INCLUDED IN THIS PROGRAM?
Similar to a regular visit with your primary doctor or mechanic, our Maintenance Program serves as a regular monitoring of a property, and focuses primarily on the common maintenance concerns in a home:

Monitoring HVAC System(Heating, Ventilation and Air Conditioning)

Monitoring Electrical outlets, switches, fixtures and panel components such as beakers and wiring.

Monitoring Plumbing connections and fixtures

Monitoring for potential Roof issues

Monitoring for foundation and drainage issues

Regular cleaning of items such as gutters, dryer vents, filters, water heaters, fireplaces, walkways, etc.
The maintenance service and report identifies and describes the condition of these main elements as well as any areas of commonly seen deferred maintenance, moisture damage, trip hazards and any other safety concerns. This program is recommended on a quarterly or bi-annual basis and is intended to help you keep your home or investment property in tip-top shape and not let deferred maintenance or hidden issues sneak up on you. This report tends to be a more condensed version of the "Advanced Diagnostic Inspection".
Most issues occur in areas that are not regularly visited, such as attics or crawlspaces, but can also be in high use areas such as bathrooms, kitchens, or garages. Life is busy and sometimes a small leak or failed GFCI outlet can go unnoticed as we live our busy lives. The common areas and systems that typically require maintenance or regular attention are listed below.
WHERE WE WORK

GROUNDS

The Grounds of the home refer to areas of the property that affect the foundation and habitability of the home. These areas may include the Grade & Drainage around the home, Fencing & Gates, Driveways & Walks, Patios & Porches, Decks & Balconies, and Landscaping that may allow moisture intrusion or cause damage to exterior components.

EXTERIOR

The Exterior of the home includes systems that ensure
structural integrity and weather-tightness. Components of this system include the Foundation, Exterior Walls, Trim & Flashing, as well as Windows & Doors.

ROOF/ATTIC

The Roof/Attic System includes systems that ensure the weather tightness and roofs ability to shed water, as well as insulation quality. Components in this system include the Roof Covering Material, Flashing, Sheathing, Structure, Roof Penetrations, Ventilation, and Insulation.

CRAWL SPACE/BASEMENT

A Crawl Space & Basement includes various systems beneath the home. Items inspected include the Foundation Walls, Sub Floors, Posts & Piers, Plumbing, Electrical Connections,
Ventilation, and Duct Work. There should be no signs of excessive moisture.

PLUMBING

The Plumbing System includes exterior and interior connections as well as the operable fixtures to bring water into the home. Components of this system include the Main Plumbing Line, Supply Lines, Waste Lines, Plumbing Vents, Faucets and Water Heaters.

ELECTRICAL

The Electrical system includes exterior and interior connections and panels. Components include Service Entry, Main Panel, Sub Panel, Circuit Breakers, Visible Wiring, Switches, Receptacles, and Fire Safety Features within the system.

HVAC

The Heating & Air Conditioning system(s) includes exterior and interior components.
Items in this system include the A/C Compressor, Interior Air Handler/Furnace , Ductwork, Vents, Flues, Filters, Temperature Differentials, and Thermostats.

INTERIOR

The Interior should be further examined further to include Doors, Windows, Floors, Walls, Ceilings, Kitchen Appliances, Laundry Area & Appliances, Bathroom & Kitchen Plumbing Fixtures, as well as Electrical Fixtures & Receptacles.

IRRIGATION SYSTEM

An Irrigation System should be examined
various visible components.
Items inspected include the Water Source, Pumping Equipment (if applicable), Timer Controls, Valve Operation, Visible Plumbing, and Sprinkler Heads.

POOL/SPA

A Pool/Spa system includes the Surface & Coping, Pump Motor, Filters, Lights, Controls, Timers, Heaters, Automatic Chlorinators, and signs of leakage in the system. Regular examination is paramount to prevent slowly worsening conditions that can become large expenses down the road.
ADVANCED DIAGNOSTICS
Our Advanced Diagnostic Services are backed by up to a 400 point investigation (depending on amenities of the property) that examines an industry estimate of 3,000 components of your property. This inspection typically helps homeowners diagnost more complex and "hidden" issues using the most advanced technology available, and dives deeper than the typical real estate transaction home inspection.
